Preventative roof maintenance is the key to providing a longer lasting service life for your commercial roof. A preventative maintenance program will save you a substantial amount of money and time by simply identifying and eliminating potential threats to your commercial roof. As informed, the (Site name, or sites), plant located (Site address), will be configured and scheduled into our Apex Maintenance Program. Apex Industrial Roofing LLC estimates the cost for the entire service package with our Apex Maintenance Program. Additional charges may apply due to unforeseen roof assessments and damages identified throughout our site inspections leading to reassigning POs for larger repairs. Rates vary depending on # of sites or specifics needed for servicing. Apex Industrial Roofing LLC will send all supporting documentation reinforcing the calculations leading to our estimates/discounts for this project.

What We Do:

This includes debris that has gathered behind HVAC units, pipes and pitch pans, and any other roof penetrations. Debris tends to hold water which leads to expedited roof deterioration. Assessing the roof for any bubbling that may occur, this indication can flag a spot for a potential deeper situation needing repair. If left unaddressed bubbles can expand over time or even split open, with proper maintenance this can be identified and repaired.
Clear out all blockages caused by natural materials, leaves, sticks, rocks, moss, mildew etc. Trim back any overhanging tree branches. Clean out all drains, scuppers, down spouts, anything else that can hold water directly to the roof surface.
Any exposed foam, or under-lament should be covered with polyurethane caulking or proper roofing material. Any splits, punctures, or other forms of damage to the roof should be repaired using the proper means necessary.
Checking all caulking and sealants. Scrape and remove any caulking that is weather cracked and damaged. We will make proper steps to clean and prep the area affected, use tools, if necessary, (wire brush, etc.). Reapply a Conklin S360 polyurethane caulking or equivalent.

About Our Roof Evaluation Score

Once a site’s roof inspection has been completed, our roof reports are evaluated for an overall grading scale to help determine the condition of the commercial roofs. We call it the Roof Evaluation Scale, “RES”. 1-5, Score 1 means it’s in great condition overall, score 5 meaning there needs to be some serious work or a complete overhaul of the roof. Each location will have its own score, this will be useful documenting the condition of the roofs and consistency with our repairs.
